White Horse Tavern, Newport, Rhode Island

The scene in 2017:

Newport has a remarkable number of historic colonial-era buildings, but perhaps the oldest is this building at the northwest corner of Marlborough and Farewell Streets. It was apparently built sometime before 1673, because in that year it was acquired by William Mayes, Sr. The building was much smaller at the time, consisting of two stories with just two rooms, but it was subsequently expanded and, by 1687, was being operated as a tavern.

Mayes was the father of the pirate William Mayes, Jr., whose surname is also spelled May and Mason in historical records. Although well known as a haven for religious minorities, the colony of Rhode Island showed similar tolerance for piracy, often playing fast and loose with the distinction between legitimate privateers and their outlaw counterparts. Mayes was among several prominent Newport residents whose career at sea blurred this distinction, and he enjoyed success as a pirate in the late 1680s and 1690s, during the Golden Age of Piracy.

Many of the most prominent pirates during this era would ultimately meet with violent ends, including fellow Newport pirate Thomas Tew, who was killed in 1695. However, William Mayes ultimately retired from piracy and returned to Newport around the turn of the 18th century. He took over the operation of his father’s tavern around 1703, but this evidently lasted for just a short time, because within a few years the property was owned by his sister Mary and her husband, Robert Nichols.

The White Horse Tavern would remain in the Nichols family for nearly 200 years, and the building continued to serve as an important colonial-era tavern. Prior to the construction of the Colony House in the late 1730s, the tavern was also used as a meeting place for the colonial legislature, which held sessions on a rotating basis in each of the colony’s five county seats. The tavern was later used to house British soldiers during the occupation of Newport in the American Revolution, and at some point after the war the building was expanded to its current size, including the addition of the large gambrel roof.

The Nichols family finally sold the property in 1895, and the old tavern was converted into a boarding house. The building steadily declined throughout the first half of the 20th century, and the first photo was taken at some point during this period, probably around the 1930s or 1940s. However, the property was acquired by the Preservation Society of Newport County in the early 1950s, and was subsequently restored. It was then sold to private owners, and reopened as a tavern. The White Horse Tavern has remained in business ever since, and markets itself as the oldest restaurant in the United States.

These two photos were taken more than 130 years apart, yet they show remarkably little change. In fact, many of these buildings were already old by the time the first photo was taken. Newport had been a prosperous seaport throughout much of the 18th century, but its economy was hit hard by the American Revolution. Its shipping industry never fully recovered, and the city saw very little growth during the first half of the 19th century. The first federal census, taken in 1790, shows 6,719 residents living here, and over the next 50 years Newport saw only a very modest increase in population, with 8,333 by 1840.

This long period of stagnation hurt Newport’s economy, and there was very little new construction during this time. By the time the first photo was taken around 1885, Newport had reinvented itself as a Gilded Age summer resort, with most of this development occurring to the south of the downtown area. As a result, downtown Newport remained remarkably well-preserved, and it now boasts one of the largest collection of 18th and early 19th century buildings in the country, many of which are visible in this scene.

Along with the buildings themselves, Newport has also retained its colonial-era street network, complete with narrow streets, sharply-angled intersections, and oddly-shaped building lots. These photos show the view looking south on Broadway, at the complex intersection of Broadway, Spring Street, Bull Street, and Marlborough Street. Both Spring Street, to the left, and Marlborough Street, on the extreme right, intersect with Broadway at sharp angles, creating triangular-shaped lots on either side of Broadway.

The narrower of these two lots is on the left, between Broadway and Spring Street. Long before the Flatiron Building was constructed on a similarly-shaped plot of land, a small three-story, wood-frame commercial building was built here. It appears to date back to the late 18th or early 19th centuries, and by the time the first photo was taken it was occupied by Cornell & Son, a grocery store operated by William Cornell and his son Rodman. William also lived here in the building, and the 1880 census showed him here with his wife Sarah and their daughter Ellen.

Today, this scene has not undergone few significant changes, and many of the buildings from the first photo are still standing, including the former Cornell building. Newport remains a popular summer resort, and the storefronts in this scene are now filled with a variety of shops and restaurants that cater to tourists and seasonal residents. Because of its level of preservation, and its high concentration of historic buildings, the downtown area now forms the Newport Historic District, which was designated as a National Historic Landmark in 1968.

The first photo shows the commercial center of Holyoke during the early 20th century, when the city was at the height of its prosperity. Both sides of High Street were lined with commercial buildings, most of which had been built in the second half of the 19th century. They represented a range of architectural styles, and two of the most significant buildings stood in the foreground at the corner of Dwight Street. On the left is the six-story Ball Block, which was built in 1898, and on the right side of the first photo is Delaney’s Marble Block, which was built in 1885 and was designed by noted local architect James A. Clough.

Today, more than a hundred years after the first photo was taken, Holyoke has undergone some significant changes. Much of its manufacturing base was gone by the mid-20th century, and the city has since experienced rising poverty rates and declining population. However, this economic stagnation may have also helped to preserve many of the historic commercial blocks on High Street, since there has been little demand for new developments. Almost all of the buildings are still standing from the first photo, and the only noticeable loss is Delaney’s Marble Block, which was demolished around 1950 to build the present-day two-story building. The buildings in this scene are now part of the North High Street Historic District, which was added to the National Register of Historic Places in 1986.

Main Street near Court Street, Springfield, Mass

The scene in 2017:

The first photo shows a group of four buildings along the east side of Main Street, representing a wide range of late 19th and early 20th century architectural styles. On the left side is the ornate Beaux Arts-style Union Trust Company building, which was completed in 1907. It was designed by the noted architectural firm of prominent Boston-based architectural firm of Peabody & Stearns, and housed the Union Trust Company. This company was formed by the 1906 merger of three city banks, and it still occupied the building when the first photo was taken in the late 1930s.

Just to the right of the Union Trust Company, in the center of the first photo, is a five-story Second Empire-style building that once housed the Massachusetts Mutual Life Insurance Company. The company was originally located in the Foot Block, at the corner of Main and State Streets, from 1851 to 1868, before moving into this building. However, its offices were only here for about five years before the building was gutted by a fire on February 5, 1873, although it was soon reconstructed based on plans by architect George Hathorne. The company would remain here until 1908, when a new, larger office building was completed a block south of here, where the Foot Block had previously stood.

The third building to the right was probably built sometime in the early 20th century, based on its architectural style. By the time the first photo was taken, the ground floor of this five-story building housed the Woman’s Shop, which offered “Distinctive Outer Apparel,” according to the sign above the entrance. To the right of it, at the corner of East Court Street (now Bruce Landon Way), is the Springfield Five Cents Savings Bank. It was built in 1876, and featured an ornate Main Street facade, including cast iron columns. A better view of the exterior can be seen in an earlier post, which shows the view of this scene from the opposite direction.

Today, almost 80 years after the first photo was taken, most of the buildings are still standing. The former Woman’s Shop building has remained relatively unaltered except for the exterior of the second floor, and the Union Trust Company building is now listed on the National Register of Historic Places because of its architectural significance. Even the Five Cents Savings Bank building is still there in the distance, although it is hard to tell from this angle. The Main Street facade was rebuilt in the mid-20th century, but the building itself remains standing, with the original southern facade visible along Bruce Landon Way. Overall, the only building from the first photo that is completely gone is the former MassMutual headquarters, which was demolished sometime around the 1950s and replaced with the current Modernist building.

Hampden Street near High Street, Holyoke, Mass

These two photos show Hampden Street, just down the hill from where the photos in the previous post were taken. However, while the other post shows the view looking straight down the street, this view provides a better look at the buildings on the north side of Hampden Street. On the far right side of the first photo is one of the many tenement houses that were built in this area for the workers of the Lyman Mills. Just to the left of it, the building at the corner of High Street was built around the early 1860s by W. L. Martin, a coal, wood, and flour dealer who had his store here in the building. On the other side of High Street is a similar four-story brick commercial block, probably dating to the 1860s or early 1870s, and further in the distance is the tower of St. Jerome’s Church, located at the corner of Chestnut Street. The first photo also shows some of the traffic on the streets, with several horse-drawn carriages near the top of the hill and a stray dog in the foreground on the right.

Today, about 125 years later, this scene is still recognizable from the first photo, although several of the buildings are gone. The building on the right, along with the rest of the Lyman Mills tenements, was demolished in the late 1930s as part of an early urban renewal project. The bricks were saved, though, and were incorporated into the apartments that now occupy the site. The building on the other side of High Street is also gone, and the site is now a surface parking lot. However, the W. L. Martin Block is still standing, without many exterior changes from this angle. In the background, St. Jerome’s Church is also still there, although most of the interior had to be reconstructed after a major fire in 1934. Both the church and the Martin Block are now contributing properties in two different historic districts on the National Register of Historic Places, with the church in the Hampden Park Historic District, and the Martin Block in the North High Street Historic District.

Hadley Falls Company Worker Housing, Holyoke, Mass

The scene in 2017:

Holyoke was once the sparsely-settled northern section of West Springfield, but in the mid-19th century it developed into a major industrial center, thanks to its location at a major waterfall on the Connecticut River. The Hadley Falls Company played a key role in this transition, including constructing a dam and an extensive canal system to provide water power for the factories that were soon to be built. These projects were completed in the late 1840s, around the same time that the Hadley Falls Company built a mill, which can be seen in the distance in the center of these photos.

The mill was accompanied by a group of tenement rowhouses for workers, as shown in this scene. These were constructed starting around 1848, and a total of six buildings would eventually be completed. However, an 1853 map shows only four, with one on each side of the block bounded by Center, Canal, Grover, and Lyman Streets. This included the one on the left side of Center Street, but the one on the right did not appear on the map. However, it was evidently completed a year or two later, because it appears on the 1855 map of Hampden County. Both buildings had similar Greek Revival-style architecture, although the ones on the right were evidently not built with dormer windows, as the first photo indicates.

The Report of the History and Present Condition of the Hadley Falls Company, published in 1853, provides the following description of these tenements:

Convenient boarding-houses are erected for the use of the operatives. These are owned by the company, and rented, at comparatively low rates, to respectable keepers. They are built of brick, in the most substantial style, and are supplied with all the usual conveniences of modern dwelling-houses.

The report goes on to describe the regulations that residents were required to follow:

The tenants of the boarding-houses are no to board, or permit any part of their houses to be occupied by any person not in the employ of the manufacturing department of the Hadley Falls Company, without special permission; and when required, give an account of the number, names, and employment of their boarders, and report the names of such as are guilty of improper conduct.

They will be considered answerable for any improper conduct in the house, and not permit their boarders to have company at unseasonable hours.

The doors to be closed at ten o’clock in the evening. They are also requested not to allow their boarders or other persons to collect on the front steps, or side-walk in front of the tenement.

The buildings, yards, and front walk of each tenement must be kept clean and in good order; and if injured, otherwise than from ordinary use, all necessary repairs will be made and charged to the occupant.

The rents must be paid monthly, and within three days after the operatives have been paid in the factory.

The Holyoke Water Power Company later took over operation of the dam and the canals from the Hadley Falls Company, following the economic recession caused by the Panic of 1857. By the 1860s, the mills and tenements were acquired by the similarly-named Hadley Company. It was part of Holyoke’s lucrative textile industry, and produced a variety of threads, yarns, and twine at the mill in the distance. The first photo was taken several decades later, and shows a group of young children, presumably the children of the mill workers, walking along Center Street.

The 1900 census shows ten families living in the tenements on the right side, and 14 on the left. The vast majority of these families were immigrants, with most coming from Ireland or Quebec. For example, the rowhouse at 20 Center Street, closest to the camera on the right side of the photo, was rented by Bridget Barrett, a 65-year-old widow who had arrived in the United States in 1865. She was widowed by 1900, and only two of her five children were still alive. These two daughters, Mary and Bridget, had been born in England, and were only a few years old when they immigrated to the United States. Mary was 38 and unmarried during the census, and the younger Bridget was, like her mother, a widow with two surviving children. At the time, Mary worked as an inspector in the thread mills, the younger Bridget was a nurse, and her 17-year-old son James was a spinner at the thread mills.

On the other side of the street, the rowhouse on the far left at 15 Center Street was occupied by two families. One unit was the home of John and Susan Platt, and their son Edward. All three were born in England and came to the United States in 1890, and by 1900 John was working as a machinist and Edward as a paper cutter. The other unit at 15 Center Street was evidently more crowded. It was the home of Pierre and Christian Chartier, French-Canadian immigrants who arrived in 1896. They had a total of 11 children, nine of whom were still alive by 1900. Of these, seven were living here during the census, with ages that ranged from 12 to 26. The youngest child was still in school, but the rest were working at nearby mills, with jobs that included cotton spoolers, a tailor, a paper sorter, and a cotton spinner. In addition, the family also lived here with a 24-year-old French-Canadian boarder, who also worked in the mills as a spooler.

In the meantime, the Hadley Company had been acquired by the American Thread Company in 1898. The mill remained in operation as the Hadley Division of the company, but it closed in 1928, leaving about a thousand employees out of work on the eve of the Great Depression. Over the years, Holyoke’s industrial base would continue to decline, along with its population. The 1920 census recorded just over 60,000 residents, but this number would steadily drop throughout the rest of the 20th century, eventually dropping below 40,000 in the 2000 census.

During this time, many mills and other historic buildings were abandoned, and a number of them have since been demolished. However, the Hadley Company mills and the adjacent worker tenements have, for the most part, survived relatively well-preserved. One of the tenements, which had been located along Canal Street between Center and Grover Streets, is now gone, but the other five have survived. The ones here on Center Street were restored in the 1970s, and today the scene does not look substantially different from its appearance 125 years ago, aside from the addition of the dormer windows on the right side. These buildings, along with the other three tenement buildings, now comprise the Hadley Falls Company Historic District, which was added to the National Register of Historic Places in 1972.
